The Woods At Sugar Run is about 1 mile north of the New Albany Road exit off of Rt. 161 (Follow New Albany Road West to the entrance). It is located conveniently near the center of the city of New Albany and close to grocery stores, pharmacies, restaurants, shopping, and hospitals.

On Friday, September 25th at 6 PM at the clubhouse, No. 1 Cat is the duo Scott Gorsuch and Nikki Wonder singing vintage songs of romance and whimsy. They bring jazz guitar, vocal harmonies, and a little cheeky humor. They will both be singing some of their original music, alongside some memorable oldies from artists like: Cole Porter, Rosemary Clooney, Judy Garland, and more.

Donations for Scott and Nikki will be much appreciated for their generosity of providing this free musical evening.

Upcoming Reserve Funding Changes - Please Read

Fannie Mae and Freddie Mac are government-sponsored enterprises that buy mortgages from lenders and package them into mortgage-backed securities to ensure a stable supply of mortgage funds in the U.S. housing market.

Fannie Mae & Freddie Mac have made changes to conventional financing guidelines for condominium communities. ‍These new changes affect how these communities qualify for conventional mortgage financing. (FHA loans are not directly affected by these changes and have their own guidelines).

Effective January 4, 2027, the minimum reserve funding requirement will increase from 10% to 15% of the annual operating budget. Lenders will fully examine your association's financial condition including:

Funding levels of your reserves
Coverage under master insurance policies
Delinquent accounts
Pending litigation

There will be longer closing timelines and more scrutiny on every loan application. Condominium associations below 15% risk losing warrantable status. As such, loss of warrantable status directly impacts resale value for individual unit owners, decreases the number of potential buyers, and may result in buyers being unable to close on their units, and could possibly affect property values.

2025 Reserve Study

New Albany’s Oktoberfest returns to Rose Run Park on Saturday, Oct. 3, with live polka music, German-inspired food and drink, a Wiener Dog Race, a stein-holding competition, and activities for all ages.

E-Waste and Household Hazardous Waste Event

Saturday, Oct. 10th from 8 AM to Noon at 7800 Bevelhymer Road. Clear out clutter and dispose of unwanted items such as electronics, household hazardous waste, confidential papers for shredding, and old clothing.

Lantern Festival

The Lantern Festival at the Columbus Zoo is going on now until October 25th on Thursdays, Fridays, Saturdays, and Sunday evenings from 7:30 PM to 10:30 PM. This is a dazzling spectacle featuring over 70 sets of Asian lanterns highlighting beautiful wildlife scenes from around the world. For ticket and information visit columbuszoo.org.

If you’re new to the area, please be sure and register to vote. You can register online in Ohio using the state’s secure system, and you’ll need your Ohio driver’s license or Ohio ID card number plus the last four digits of your Social Security number. If you register by mail, your form must be received or postmarked by the 30th day before Election Day which is Monday, October 5th.
